According to a latest report by real estate firm, Chennai’s real estate market has seen a lot of growth in recent years, especially the residential one. The report said that due to many revivals and infrastructural developments in the housing sector, the property market of the city has shown steady growth of 15% overall for the third quarter of 2018.
According to the report, this data indicates a higher demand and better market dynamics in the residential sector across the city. “40% of the new residential supply catered to the affordable housing segment, i.e. units priced lower than Rs. 40 lakhs. However, overall supply went up to 4, 850 units in Q3 2018 as compared to 4, 200 units in Q2 2018 which indicates growth of 15%,” report revealed.
It further added that the city also saw the highest number of new supply addition as compared to other cities like Pune, MMR, and Bangalore. Property sale also went up with an increase of 8% in this period in Chennai which shows that more and more home buyers are ready to invest in the city’s residential real estate market.
The report also revealed, “Property sales went up to 2, 925 units from 2, 700 units in this period. 33% of new launches were in the mid-range category, i.e. units priced between Rs. 40-80 lakhs and 25% of launches were in the ultra-luxury and luxury segments i.e. above 80 lakhs.”
Talking about the top localities of Chennai, Old Mahabalipuram Road (OMR) and East Coast Road (ECR) emerged as the preferred ones among home buyers. Because of their thriving neighbourhood, the real estate market is sought-after among home seekers. Due to flourishing location and well-built infrastructure, many top realtors have entered these localities and are coming up with their high-end as well as premium projects. The maximum average property price in Chennai is 16000 per sq.ft and the minimum is 3500 per sq.ft
Chennai’s Gukesh crowned world’s second youngest grand master
Tamil Nadu lad D Gukesh Tuesday became the second youngest Grand Master in the world and the youngest Indian to achieve the feat at 12 years, seven months and 17 days, erasing the mark set by his state-mate R Praggnanandhaa in June last year.
He achieved his third and final GM norm at the ongoing 17th Delhi International Open Chess tournament in Delhi after beating compatriot D K Sharma in the ninth round.Gukesh becomes India‘s 59th Grand Master.
Ukraine’s Sergey Karjakin remains the youngest-ever GM, having achieved the feat at the age of 12 years and seven months in 2002.
In December last, the Chennai boy had narrowly missed on the record when he lost his third round game against GM Daniele Vocaturo of Italy at the Sunway Sitges International in Barcelona.
Gukesh, however, recovered and he put that setback behind him to beat and has now beaten the record held by his friend Praggnanandhaa, who was 12 years and 10 months old when he became Indias youngest GM.
The youngster, who idolises the legendary Bobby Fischer and India’s own Vishy Anand, told PTI after achieving the feat that he was very happy and excited.
“I am very happy and excited to have become a Grand Master. I am delighted to have won the third (GM) norm and the title. I would like to play Anand sir sometime,” he said over phone.
Before the game I didnt feel any pressure, only during the game. I just forgot about the pressure and focused on my game, he added.
He said he was a little disappointed to have missed out on breaking Karjakin’s record in Barcelona but felt relieved after a while and focussed on his game.
“I was a little disappointed not to break the record in Spain (Barcelona) but chose to focus on the way forward. I also missed out on achieving the record in Mumbai during the Mumbai International Chess tournament due to a technical issue,” he added.
The son of Rajinikanth and Padma, both doctors, the lad picked up the game playing with his parents at home and seeing his interest was enrolled in an academy in the locality.
Gukesh said he did not feel any pressure in the lead-up to the tournament adding there was some pressure when he played in Barcelona with the record on the line.
“I felt some pressure while playing in Barcelona as there was a possibility of my breaking the record. But once I missed the chance the pressure was gone. Now, I am relaxed,” he added.
After starting out by playing at home with his parents, he was enrolled in a summer camp and was drawn to the game under the guidance of M S Bhaskar and then a few others, including Vishnu Prasanna.
At the age of seven I joined a summer camp in my school. MS Bhaskar, was my coach there, spotted my talent and encouraged me,” Gukesh said of his early days in chess.
He is presently coached by Grand Master Vishnu Prasad.
A seventh standard student of Velammal Vidyalaya, he said his school had supported him a lot whenever he had to miss classes to play in tournaments.
Gukesh, with a FIDE rating of 2497, said his aim is now to keep improving his game and achieve the Super GM title.
“Now that I have become a GM I can play bigger touraments and will get invitations to challenging events.
I want to improve my game and also achieve Super GM title,” he added.
The Chennai lad, who trains six to seven hours a day, said he likes to watch Tamil comedy scenes to relax.
Gukesh had secured his first GM norm during the Bangkok Open in 2018 when he finished 27th in a strong field.
His biggest moment came when he won the U-12 World Cadets Championship with a score of 10 out of 11.
He continued his great run by securing the top spot and winning the GM norm round-robin tournament in Serbia.
Noted chess coach R B Ramesh, who trains Praggnanandhaa, congratulated Gukesh on his achievement.
“So many norms at Delhi open! Congratulations to Gukesh for becoming second youngest GM in the world!,” he wrote on his Facebook page.
Gukesh’s father said he was elated at his son’s achievement and also relieved. Rajinikanth is set to join his son Gukesh in the capital later tonight.
The young chess player’s mother Padma said she was feeling great and was proud of Gukesh’s feat. “I am feeling great now and also proud of him.
He was under little pressure when playing in Spain when there was a possibility of him breaking the world record in the tournament,” she added.
She also wanted Gukesh to focus on improving his game and becoming a Super GM. She thanked the Tamil Nadu state chess association and the school for supporting the lad.
94 YEAR DMK PATRIARCH M. KARUNANIDHI IS DEAD
The pall of gloom decended in the DMK camp and the residence of late M Karunanidhi at Chennai after the tallest leader of DMK and Tamilnadu was declared dead at 6.10 P. M. by the Executive Director of Kaveri Hospital, Chennai where he was under trearment for last few days.
The 95 year old veteran leader of DMK having been the chief minister for five terms from 1969 to 2011 breathed his last after suffering from several severe age related ailments.
Starting his political career as the script writer of Tamilnadu films M. Karunanidhi rose to the top slot of the state as the chief minister after the death of DMK founder Annadurai.
He was first the cabinet minister in the DMK founder Annadurai’s ministry in Tamilnadu who later on became chief minister after his leaders sad demise.
Initially, the popular film star MGR was in DMK with Karunanidhi but lateron developed cracks to form AIADMK which ruled Tamilnadu several times under MGR and later on under J. Jaya Lalitha.
Karunanidhi always had the say in the central politics and got ministerial berths for DMK in various government at the centre. He is considered to be the tallest leader, a patriarch of DMK and Tamilnadu.
His death has created a huge void in Tamilnadu’s politics which would be difficult to fill say his supporters.
Several political dignitories hailing from different parties have expressed their grief over the sad demise of the former chief minister of Tamilnadu and a patriarch of DMK and are flying to Chennai to pay their last tributes in his cremation.
In a press released issued by the Kaveri hospital, its executive director, said : With deep anguish, we announce the demise of our beloved Kalaingar Dr. M. Karunanidhi on 7.8. 2018 at 6.10. P. M.
Despite the best possible efforts by our team of doctors and nurses to resusticate him, he failed to respond. We profoundly mourn the loss of the tallest leaders of India and we share the grief of family members and fellow Tamilians worldwide.
RAJNIKANT’S ENTRY IN ACTIVE POLITICS WOULD LEAD TO HEAVY POLITICAL DEBACLE FOR DMK, AIADMK
The anouncement of superstar Rajnikant to join active politics and form his new political party on the advent of the new year 2018 has sent shock waves to the two regional political outfits AIADMK and DMK which have been ruling the southen state Tamilnadu turn by turn for a long time. Entry of the highest TRP carrying 67 year old superstar in Tamilnadu politics and south India fans around the globe, Rajnikant with an announcement to form his own political outfit is bound to pose a direct political threat to both the seasoned parties of the South as corruption and accumulation of excessive wealth through unfair means by these parties and their families over the past several decades and promoting dynastic politics is the prime and foremost election plank of the superstar likely to contest the state elections in all the 2014 seats.
Rajnikant’s announcement to enter active politics was on the air for quite sometime with his millions of fans and well wishers putting on him tremendous pressure to join active politics or form his own party. It may be recalled that after the death of J Jayalalitha a most popular charismatic leader of AIADMK and CM, the the party has been divided into two factions with her one time closest associate Shashikala in jail on several corruption charges while the DMK led by ninety year old leader M Karunanidhi is in the opposition with his family members embroiled in several charges of corruption. The people of the state are fed up with with the dynastic politics of DMK led by M Karunanidhi who is usually seemed entangled in promoing his sons Stalin, nephews, daughter Kanimozhi, son in laws etc in state politics while the other regional party AIADMK after J. Jayalalitha’s demise has been divided in two factions with their leaders in no match to their deceased charismatic leader’s towering image.
The two national parties Congress and BJP have little or negligible say in state politics despite the prime minister Narendra Modi trying to make in roads by meeting M Karunanidhi recently and also participating in the funeral of late J. Jaya lalitha, a year ago. In view of the fluid political situation in the state and the electorates having become fed up by the widespread corruption in both these parties and its leaders behind jail and embroiled in several money laundering charges, there is a huge political vaccum of a charismatic leader in the state politics. Therefore, super star and most popular iconic personality of the South Rajnikant’s entry in active politics by way of forming his own political party and contesting in the forthcoming state elections would definitely pave a way for new political alternative in this southern state with the former forming his government by all means.
In Tamilnadu’s politics change seem to be inevitable and Rajnikant seems to be all set to achieve the top slot of the state. Come 2019 or before he is a sure sort winning bet for the chief minister’s post, come what may say the political analysts.
Super Star Rajnikant to make his debut in active politics on the advent of new year 2018

He was even invited by PM Narendra Modi personally at his official residence.
